Chapter 10 - THE BUILDING WITH PENNY’S NAME ON IT
The commercial building stood three blocks from the old courthouse.
It contained six storefronts and four upstairs apartments.
Monthly rent from the property exceeded $11,000.
For years, Emma believed Martha and Penny depended on her transfers to survive.
In reality, they had been collecting rental income from an asset that belonged to her trust.
Penny’s name appeared on the ownership company.
The transfer occurred shortly after her twenty-first birthday.
Emma had been twenty-four at the time, working overtime and sending Martha money for a supposed roof repair.
The deed carried Emma’s signature.
It was forged.
Penny’s attorney argued that she believed Martha owned the building.
Investigators recovered emails showing otherwise.
Martha wrote:
The property is technically Emma’s, but she’ll never check.
Penny replied:
Then put it in my company before she gets married.
Another email was sent after Emma announced her pregnancy.

What happens when the baby comes?
Martha answered:
The audit starts. We need Emma’s signature before then.
Penny suggested portraying Emma as emotionally unstable.
She researched temporary guardianship laws.
She created the false email used at the military gate.
She even searched whether a grandparent could control a minor child’s inheritance if the mother was declared incompetent.
Emma read the search history in silence.
Penny had not simply wanted rent money.
She and Martha believed that if they gained temporary custody of Hazel, they could continue controlling the trust through the baby.
Their plan depended on Emma appearing incapable of caring for her child.
That was why Martha shouted while Hazel cried.
That was why she moved closer when Emma asked her to lower her voice.
That was why she carried guardianship papers into the house.
The humiliation had been staged.
The exhaustion was real.
The weakness Martha expected was not.
Daniel filed an emergency action to return the building to the trust and freeze all rental income.
The court approved it.
Tenants were protected.
Penny could not sell or borrow against the property.
Her luxury SUV was seized as a suspected purchase made with stolen funds.
Her social media accounts went silent.
Then Penny contacted Emma through her attorney.
She offered to return the building and testify against Martha if Emma asked prosecutors for leniency.
Emma declined to bargain privately.
“Tell the truth because it is the truth,” she said. “Not because I purchase it from her.”
Penny still had one piece of leverage.
She claimed Martha had not planned the trust theft originally.
